The Hotel Britomart.

Introduction

Vision Systems were tasked with the design and construction of data and security for The Hotel Britomart – New Zealand’s first 5 Green Star Hotel. Our set goal was for a fit for purpose technically driven integrated office, retail, function and hotel project delivery – with a determination to work together with everyone else on the project for a well-planned delivery. 

We also had to take into account the requirements for achieving a 5 Green Star rating – a challenge which we happily undertook. We worked diligently to adhere to the strict requirements, which led to us undertaking this project in a sustainable, efficient and productive way. 

The project was a huge undertaking for all those involved, and pushed us to work innovatively to achieve our set goals – however, the result was a resounding success, both for Vision Systems and Hotel Britomart. With work spanning over 18 months, we were thrilled to deliver a product that both parties can be proud of.

The Project

The full scope of the project was to design and construct data and security including; fibre reticulation and integration with phone systems, television systems, building management systems, lighting controls, blind controls and room controls.

For the security aspect of the project, we installed and commissioned over 140 Salto locks with a high-level integration to the hotel management system, over 40 base build and back of house doors on a Protege GX system which are all accessed by authentic wooden access cards. We also installed over 30 Axis cameras on an Avigilon server headend that give hotel operators a complete overview of the entire site.

To achieve the goals for the data aspect of the project, we installed structured data cabling and fibre optic cabling to provide an active network solution which runs every technological component of the hotel.

Achieving a 5 Green Star Rating

To achieve a 5 Green Star rating, a project must meet certain requirements set by the New Zealand Green Building Council. The point score achieved by a project corresponds to a Green Star rating – to receive a 5 Green Star rating a project must score between 60-74 points. 

The entire Hotel Britomart project was completed within the requirements for a 5 Green Star rating, helping it become New Zealand’s first in the process – however, the requirements added a layer of complexity to the project which we were eager to meet. The added challenge required us to closely monitor all aspects of the build – with all submissions and approvals of products provided for. 

We were meticulous with our detail to ensure we fell within the requirements, including ensuring the cable PVC was produced and audited to meet best practice guidelines, and cable drums were produced and audited to be made from recycled wood. 

We are immensely proud of the finished product, as the high-end finishes of the build work perfectly in tandem with the high-end security and data products to deliver a 5 Green Star rating.
